Assistant Manager, Customer Service & Property ManagementTo lead and coordinate the handover of vacant possessions in collaboration with various departments, ensuring a smooth transition and proper handling of keys to purchasers.
To participate in pre-delivery inspection & leading the readiness inspection to perform quality and compliance checks on materials and workmanship ensuring defects are rectified and closed off by relevant departments before delivery of VP.
To attend, handle and manage customer complaints, feedback, requests and problems.
Carry out analysis on complaints received and recommend course of actions to minimize complaints and promote company's image.
To ensure that owners of buildings are updated regularly on defects issues and to send out Notice of Completion of defects to owners.
To supervise and manage Customer Service and Facilities Management staff in relation to Common Areas Maintenance and Facilities Maintenance.
To ensure that all Standard Operating Procedures are adhered to strictly pertaining to each building in accordance with the Building Act.
To ensure that all safety, including all fire safety equipment and systems, sanitation, energy management, preventive maintenance and other standards are met and to quickly resolve any emergency maintenance issues.
To ensure that all maintenance works carried out are in accordance with budget provisions and proper Management approvals are obtained prior to carrying out repair and maintenance works by Contractors.
To lead the property management team in managing post-handover services, including property maintenance, and facility management.
To monitor and enforce compliance with property management policies and guidelines.
To coordinate with contractors, vendors, and service providers to ensure high-quality maintenance services.
To plan and manage budgets for property management operations, ensuring cost-effectiveness.
Working knowledge of the Strata Management Act and Building & Common Property Acts and working knowledge on the formation of MC, JMB and RA.
Requirements
Diploma or Degree in Business/Marketing/Property Development or equivalent.
Min 5 years of relevant working experience in property development industry.
Demonstrate good interpersonal skills and service skills at all times.
