JOB PURPOSE:- Plan, implement and supervise targeted maintenance projects and works by meeting the predetermined annual budgets and time constrains for facilities management branches (FM Alpha). PRINCIPAL ACCOUNTABILITIES:- Execute branch maintenance program as prevention action to ensure that daily running of branch business is not interrupted. • Execute annual, monthly and daily branch maintenance schedule on facilities, machines and equipment’s. • Coordinate execution of routine inspection • Monitor related vendors, service reports, billing and payment. Monitor performance of vendor at branches and ensure performance delivery is within stipulated contractor KPI and SLA targets. • Monitor work execution for below contractor : i. Cleaning works ii. Electrical works iii. Air-conditioning works iv. Civil works v. Signage works vi. Other works related to Property Maintenance section. Monitor facilities related spending against budget and forecast •To compare costs for when obtaining quotes from maintenance work and equipment suppliers for goods and services to maximize cost effectiveness. • To ensure the assets are fit and in good condition via periodical services and maintenance for effective production output. • Preparation on the approval for the maintenance contract of the assets for branch • Monitoring vendor works , service report, invoices and payment •Ensure that all costs and expenditure are within the budgeted levels agreed Review facilities supplier contract agreements and commercial terms and conditions &Facilities contract reviews • Ensure contract is renewed before the expirydate. • Submission on the yearly vendor performance for PAMD and BCM Ensure compliance with Health & Safety legislation • To comply and meet the OSHA requirement Development of a positive relationship to adapt branch/region ownership culture •To perform meeting with Regional representative on maintenance issue on yearly basis •Conduct meeting with maintenance committee on yearly basis to update on maintenance progress & issues. Assist facilities management branches team in subject matters expert matters. •Consult, advise and facilitate in technical matters related to Air-conditioning system. REQUIREMENTS:- Education : Degree in Mechanical / Electrical / facilities / Construction Management Experience : Good management & organizational skills Strong knowledge in managing storage services Skills & Competencies : Good experience of working within a customer facing environment is a requirement for this position along with exceptional people management and administration skills. Good Management & Organizational skills. Strong knowledge in Electronic Equipment.
