**Job Summary**Assist the Legal Officer in the management and implementation of all land conveyancing, land charge, land lease/tenancy, and land caveat matters which include, amongst others, disposal and purchase of landed property/realty, and the subsequent perfection of the land transfer; perfection of land charge; entering into a land lease/tenancy; and lodging of a land caveat; drafting, or vetting and reviewing, negotiating, and amendment of land sale and purchase agreements and documentations, land charge agreements and documentations, land lease/tenancy agreements and documentations, and land caveat documentations; as well as the management and implementation of all debt litigation matters which include preparing and sending Letters of Demand before Court proceedings, initiating Court proceedings, and managing Court proceedings and execution/enforcement actions, etc., in order to contribute to the smooth running and efficiency of the land conveyancing, land charge, land lease/tenancy, land caveat and debt litigation operations.**Responsibilities**:**Conveyancing Function**- Prepare and draft, or review and check the accuracy of, land sale and purchase agreements, land charge or discharge (receipt and re-assignment if there is no Issue Document of Title) documentations.- Ensure that the land sale and purchase agreements, and land charge or discharge documentations are in order, and are not against the company's interest/objective and in accordance with the law before signing, and where need be, shall seek and gain external input/opinion from any of the company's firms of solicitors.- Manage and maintain liaison with the company's firm of solicitors and the other party's firm of solicitors with regard to the file process status of these land conveyancing, land charge, and land caveat matters.- Ensure that the Issue Document of Title recording the land transfer, land charge, and land caveat are in order.- Stay up-to-date with legislative changes and coordinate with the company's solicitors as needed.- Maintain organised system of physical and digital records for land transfer, land charge, and land caveat matters; and generally manage record-keeping for all land transfer, land charge, and land caveat-related correspondence and documentation.- Communicate with the management; and the Sales Department on land transfer, land charge, and land caveat status, and notification of issues.- Assist in administrative matters.- Ad-hoc duties as assigned.**Debt Litigation Function**- Preparation of evidence by gathering all relevant documents from other Departments (including but not limited to the Sales Department and the Accounts Department) before initiating Letters of Demand or Court proceedings on debt litigation claims.- Preparing the brief (material for instruction to the company's firm of solicitors) with regard to a debt litigation claim.- Instruct the company's firm of solicitors with regard to initiating a Letter of Demand or Court proceeding on a debt litigation claim.- Review and check the accuracy of pleadings including statements of claims, defences, affidavits, and motions.- Manage and maintain liaison with the company's firm of solicitors with regard to the Court process status of these debt litigation claims and the recovery of these debts (if any).- Manage and maintain liaison with the company's firm of solicitors with regard to the execution/enforcement action status of these debt litigation claims (if any).- Opening, maintaining, and monitoring debt litigation claim matters within the company's file system and assisting with reviewing and provision of doubtful debts and writing-off of bad debts.- Assist the Legal Officer in preparing the detailed and historic report (whenever requested) to the management on debt recovery progress.- Ensure effective recovery of debts.- Negotiate and settle debt litigation claims with internal and external parties and serve as a single point of contact for debt litigation claim matters.- Ensure all deadlines and conditions described in the Court process and execution/enforcement action are met.- Stay up-to-date with legislative changes and coordinate with the company's solicitors as needed.- Maintain organised system of physical and digital records for debt litigation claim matters and generally manage record-keeping for all debt litigation claim-related correspondence and documentation.- Communicate with the management; and the Sales Department on debt litigation status and notification of issues.- Assist in administrative matters.- Ad-hoc duties as assigned.**Job Requirements**- Proven work experience (preferably a minimum of three (3) years) ideally of real estate and debt litigation work experience as a Legal Assistant in a local firm of solicitors, or as a Conveyancing & Debt Litigation Executive, or relevant role.- Good knowledge of legal and local requirements involved with land conveyancing practice
