Position Title: Predictive Maintenance Technician (Facilities)Working Location: Kulim, KedahWorking Hours: Normal (5days/week)The primary role of the Predictive Maintenance (PdM) Technician will be to ensure high reliability of assets, minimizing downtime and maximizing production capabilities by applying condition-based maintenance techniques. The position requires a responsible, safety conscious, self-motivated individual to provide support to the JLL Site Engineering team through oversight of system trends and delays, using data analysis and assessment of equipment performance. This role plays a key part in monitoring asset health and performance and identifying failures before they could negatively impact operations and potentially our clients.Key Responsibilities:·Perform routine PdM testing on equipment to diagnose asset health, focusing mainly on vibration monitoring, but also including ultrasonic and infrared monitoring.·Execute route-based vibration testing and assessments. Collect, analyze, and trend testing data to determine appropriate and timely follow-up actions to avoid system functional failures.·Perform asset reliability data trending and provide reports.·Support continuous development and improvements to the Corrective Maintenance program to ensure a sustainable and effective program.·Proactively assess equipment maintenance strategies to identify opportunities to move from a time-based (PM) task to a condition directed (PdM) task.·Support asset troubleshooting by utilizing available PdM technology tools.·Perform post-maintenance, return-to-service evaluations.·Maintain PdM tools (IR Scanning, VA tools, etc.) by performing, or overseeing, that all required maintenance, calibration, testing, etc. is performed.·Adhere to all plant safety policies and procedures and proactively identify unsafe conditions.·Other duties may be assigned, such as: Escorting/working with vendors related to PdM troubleshooting, Collecting readings, basic field analysis and troubleshooting, & entering data into pertinent databases·Continue to develop skills to execute PdM techniques (such as IR, UE)Qualifications & Experience:·Must have 1-2 years of experience, preferably in a related environment, as a predictive maintenance technician or similar role.·Preference for a current, or previously held, Category II Vibration Analyst Certifications. Must be willing to learn and continue education to ultimately receive Category III Certification.·Experience in other forms of PdM technologies, such as IR, UE, etc., is a plus.·High School Diploma or GED required, 2-year technical degree, mechanical or metrology, preferred.·The successful candidate will possess strong analytical skills, a high degree of accuracy and attention to detail.·Ability to multi-task with minimal supervision, working independently in a fast-paced and dynamic environment.·Demonstrated understanding of engineering documentation such as P&IDs, Process Flow diagrams and Standard Operating Procedures.·Able to communicate effectively with teammates and stakeholders, both verbal and written communication.·Good working knowledge of Microsoft Office products.Location: On-site –Kulim, MalaysiaJLL, together with its subsidiaries and affiliates, is a leading global provider of real estate and investment management services.
