**PROJECT MANAGER (Property/Township Development)****Based Kuantan****ACCOUNTABILITIES**:- To be in charges of product development; liaise with consultants and architects on the designs of the future products to be launched.- To lead the overall planning and implementation of construction and property development activities, also be able to conduct feasibility studies for new project- To manage the submission of development plans to the relevant authorities and obtain their timely approvals with favorable conditions.- To manage, successfully secure planning consent and successfully complete the overall development and construction phase of all development projects (new planning consents, licences, relocations, extensions and acquisitions)- To ensure compliance with all relevant statutory authorities, including Building and Health and Safety regulations at all times- To monitor and manage expenditure against project budgets.- To monitor the project risk registers and comply with project management process as well as ensuring the smooth progresses and the completion of work with schedule.- To complete the procurement/tendering process for all property projects in consultation/collaboration with consultants/suppliers to ensure best value for money and quality and outcome.- To plan, design, manage, monitor and control from pre-development stage to post-development stage to meet the approved standard on quality, cost and time.- To attend site meetings and maintain close, effectively liaise with external parties involved in property development and construction sectors, and eventually obtain approvals for planning and commencement of project.- Conduct comprehensive competitors' study for all projects before official launch and give briefing and presentation on the finding to the management.- Conduct market research and compiling database on property sector, demographic, economic & other related property news.- Conduct feasibility studies and competitor's analysis prior to sales launch.- Formulation and conducting pricing strategies.- Planning & implementation of marketing strategy, program and activities prior to official launch.- Planning and execution of advertising & promotional campaign with Advertising Agency.- Liaise with panel bankers on the end-financing packages.- Liaise with panel lawyers on the preparation of SPA, DMC and other related documentation.- To carry out other job assignments as and when required by the immediate superior.**JOB SPECIFICATIONS**:- **Qualification**_- Bachelor's Degree in Architecture, Engineering (Civil), Building or equivalent.- At least 10 Years of working experience in property/township development or the related field is required for this position.- Minimum 5 years managerial experience is required for this position.- **Knowledge**_- Good knowledge of project management, contract and cost control- Good interpersonal, communication and leadership skills- Ambitious and aggressive characters with extensive technical knowledge and experience- **Skills**_- Proven track record in property industry especially high-end developments.- Possess excellent leadership quality.- Resourceful and able to work independently- Excellent client-facing and internal communication skills.- Outstanding planning and organization skills**Job Type**: ContractContract length: 12 months**Salary**: RM6,000.00 - RM10,000.00 per month**Benefits**:- Opportunities for promotion- Parental leave- Professional developmentAbility to Commute:- Kuantan (required)Ability to Relocate:- Kuantan: Relocate before starting work (required)
